Expired Listing Script #1
Agent: Hey this is Chris with (brokerage), am I speaking with Eddie?
Seller: Yes, how can I help you?
Agent: Hey so sorry to interrupt your morning, my team and I were looking and we see that your home is showing as "off-market".. Did you sell that home or is it still for sale?
Seller: We actually took it off of the market.
Agent: Right, it looks like you were on the market for _ days, does that sound right to you?
Seller: Yes but we took it off the market and we aren't selling.
Agent: Absolutely I get it. So if you don't mind me asking, where do you plan to move when the home does eventually sell?
Seller: We had planned to move to North Carolina but our plan is on hold until the market improves.
Agent: That's awesome, it's so nice there. Do you have family there?
Seller: Yes
Agent: It sounds like if you could get your home sold for near your asking price, you'd still like to make it to North Carolina to be with the family, is it fair to say that?
Seller: We won't sell for less than our asking price.
Agent: Absolutely, and I wouldn't recommend that you sell it for any less than what it's worth. As a matter of fact, I'm going to be passing by your street this evening on my way to an appointment- how about if I drop by to take a quick look? I'll give you my honest feedback about where you're likely at in terms of value. It shouldn't be more than 10 or 15 minutes. Does say, 6:00 work?
Seller: Sure, I guess so.
Agent: Great, I'll see you a bit later then. Talk to you soon.
Expired listing script #2
Agent: Hey this is Noel with (brokerage), is this Peter?
Seller: Yes. I am not selling my house.
Agent: I totally understand, I'm sure you've been bombarded by Real Estate Agents calling you non-stop.
Seller: Yes i'm getting about 100 calls per day.
Agent: Gosh that sounds so frustrating- I won't keep you then. I was just curious if you'd still be reviewing offers if they come in?
Seller: Do you have a buyer?
Agent: Well yes, actually my team and I have dozens of buyers looking right now.
Seller: Well then why didn't you bring them when the home was listed?
Agent: It's possible that your home may have been overlooked due to common things like photography or staging. This happens all the time and beautiful homes go unsold due to little details. I'm looking at the old listing now and your location is great, I can't imagine why it hasn't sold.
Seller: We don't get it either..
Agent: Well how about this, I'll be around the corner this evening meeting a client; how about if I swing by afterwards and you can show me around? That way I can see if your home is a good fit for any of our buyers. I'll be wrapped up with my client around 5:30, how does that sound?
Seller: Ok, but it has to be quick.
Agent: No problem, see you a bit later. Talk to you soon.
Seller: Sounds good.
